New development planned for Missoula's N. Reserve Street area

MISSOULA — More additions to Reserve Street keep on coming with new commercial office spaces slated to go in across the street from the Walmart on Reserve Street and Mullan Road.

Jessie Eagen -- the real estate broker for a 4.29 acre development that sits on Clark Fork Lane -- told MTN News the plan is to have five separate commercial buildings on the site that will be available to local businesses.

Eagen says that there is a big need for office space in the area -- as well as anyplace outside of downtown. While the confines of downtown Missoula are great for some businesses, leaving downtown offers up the opportunity for more space while paying less.

This will mark the first commercial development project the North Reserve Street corridor has seen in a while and if everything goes to plan you might see some other developers follow suit.

"If it's as successful as I think it will, I'm sure that there will be other developers that will follow," Eagen said. "For an example...there are three separate new apartment buildings that were just built all by three different developers and that have had great success. So yeah, I would think that more people more development out this way but were confined with the amount of land available to build."

The project is still in the design phase and you can expect to see dirt start to move in the spring of 2020 with completion of the project being winter 2020. Office space will range from 5,000 to 60,000-square feet at that will be available at around $250 per square foot.
